Policies & Rules

Carolina Beach Realty does not refund any money paid towards your rental in the event of a cancellation. We do, however, offer Trip Interruption Insurance through Red Sky Travel. The cost of the Trip Interruption Insurance is 7.95% of the total cost of the trip. Please remember that in order to receive compensation through Red Sky, your reason for canceling must be a covered cause under the Red Sky Plan.

If you are forced to cancel your reservation (for any reason) and you are not covered by Red Sky, Carolina Beach Realty will put the property you have rented back on the available rental market and if we are successful in re-renting the property for the same dates, we will refund you any monies paid for the dates that the property was re-rented, minus $100 cancelation fee and the cost of travel insurance.

We require 50% of the total rental amount to be paid upon making your reservation (a 5 day grace period will be given to those who mail a check). The balance of your total reservation cost is due 45 days prior to your check-in day. If you make your reservation 45 days prior to check-in, we require that payment is made in full via Discover, MasterCard or Visa.

Carolina Beach Realty has partnered with Red Sky Travel Insurance to provide Trip Preserver® coverage for our guests. Trip Preserver provides trip insurance, emergency assistance and travel services in case of hurricane evacuations and family emergencies such as illness or death in the family. The Vacation Rental Agreement you will receive will automatically include this optional plan. More information from Red Sky.

Travel Insurance is optional for all reservations, though highly recommended.  The cost of insurance is 7.95% of guests’ total reservation costs and is not taxed.  

If a guest chooses to add travel insurance to their reservation, the total cost of the insurance is due at the time of booking or at the time of adding the insurance on.

  • Guests have a 10-day “free look” after adding on the travel insurance.  If a guest decides to remove the insurance, please contact our office in writing to have the insurance removed.  The final balance on the reservation will be reduced by the amount of the insurance, or, a refund will be issued when applicable.

Should a guest initially choose to decline travel insurance, the guest can add the insurance at a later date as long as the insurance is added 45 days prior to arrival OR prior to making the final balance on the reservation.

All properties managed by Carolina Beach Realty have an age limit of 25.

No.  Rates are all-inclusive:  rent, linens and cleaning.  Tax is 13% (7% state and 6% lodging) and is required on all reservations. We always encourage guests to book directly through CBR instead of third-party sites, such as VRBO or Airbnb, in order to avoid their service fees.  These service fees are paid by the guest and are non-refundable by CBR.  

Additional options:

  • Pet fee:  varies by property, per pet, when applicable (see pet restrictions)
  • Early check-in or Late check-out:  $200 each (restrictions apply)
  • Extra linens:  varies on property or specific requests
  • Travel Insurance:  7.95% of the total cost of the reservation, including optional fees

Yes.  All properties managed by CBR have a minimum requirement of at least two nights during the off-season, however, some properties do have a three-night minimum. 

Most properties have a seven-night minimum during peak season (June through August).  Each property’s minimum requirements can be found on the property’s listing.

There is a maximum occupancy assigned to each property (see property page for details).  The number of guests on/at a property must not exceed the maximum occupancy of the property. Unauthorized groups exceeding the maximum occupancy at a property is considered breach of contract and will result in immediate eviction with no refund.

RVs and campers are NOT allowed at any property.

Check-In/Check-Out

Check-in: between 4pm and 6pm – depending on the time needed in order to prepare the house the next arrival (strictly enforced)
Check-out: 10am (strictly enforced)

Not necessarily.

Stay Your Way properties allow arrival and departure on any day of the week, year-round!

However, during peak season most properties require either a Saturday or Sunday arrival and departure (see property page for details).

Off-Season:  before June and after August, all properties allow an arrival or departure date of any day, as long as the dates follow the minimum night requirements.

Sometimes, but never guaranteed.  We ask guests to contact CBR no earlier than the day before check-in (for early arrival) and check-out (for late check-out) to request early check-in or late check-out.  If available, early check-in begins at 11am for $150 + tax, or late check-out allows departure as late as 1pm for $150 plus tax.

Yes.  We provide linens for all reservations.  Linens include sheets and pillowcases for all beds (including sleeper sofas and airbeds), along with one bath towel, hand towel, washcloth per person.

Yes.  Beds are made for all guests, year-round!

A starter roll of paper towels, a starter roll of toilet paper in each bathroom, and 1 individual pack of dishwasher soap are provided upon arrival. Other disposable items are not provided, such as paper towels, toilet tissue, trash bags, soaps or detergents, etc.

Most properties do have keyless check-in, however, some properties do still require a key.  Please check your Guest Portal regarding details about checking in/out.

Pets

We do have numerous “Pet-Friendly” properties and these properties are advertised as such on the specific property page(s). There is a pet fee associated with the properties as well.

Pets are restricted to DOGS ONLY. The maximum number of pets allowed is two (2). Any guest who wishes to bring a pet is required to pay a non‐refundable pet fee. Pet fees are per pet, plus tax (fee amounts can be found during check‐out).  Unauthorized pets are considered a breach of contract and can result in immediate eviction.  Town rules and regulations regarding pets are put in place by Carolina Beach and Kure Beach‐‐Carolina Beach Realty is not responsible for these rules and regulations nor does Carolina Beach Realty enforce town rules and regulations.

Unauthorized pets are considered a breach of contract and will result in immediate eviction with no refunds, exchanges or credits. Additional fees will be charged to those who breach contract due to unauthorized pets at a property.

Carolina Beach and Kure Beach have different restrictions regarding pets (dogs) on the beach. The rules are as follows:

  • Carolina Beach – Dogs are only permitted on the beach before 9am and after 5pm April 1-September 30. During the times that dogs “are” allowed on the beach, they must remain on a leash at all times and the owner must pick up after their dogs. Owners must have the means by which to pick up after their dogs as well. This is subject to change at the town’s discretion
  • Kure Beach – Dogs are not allowed on the beach between April 1 – September 30. During the times that dogs “are” allowed on the beach, they must remain on a leash at all times and the owner must pick up after their dogs. Owners must have the means by which to pick up after their dogs as well. This is subject to change at the town’s digression.
  • Freeman Park (North End) – Dogs are allowed year round. They must be on a leash during April 1-September 30 and can be off leash between the dates of October 1 – March 31, as long as they remain under voice command. This is subject to change at the town’s digression.

General Questions

No. Absolutely no events (weddings, receptions, reunions) or any other large gatherings are permitted at any property under Carolina Beach Realty management. 

 

No.  Smoking/Vaping is prohibited at all Carolina Beach Realty properties.

Parking is limited‐‐Carolina Beach Realty is not responsible when guests bring vehicles that exceed the maximum number of vehicles allowed at a property OR for oversized vehicles that are not compatible with a property.  If parking is a concern, guests should review the property details to ensure their vehicle is compatible with the parking rules and regulations of HOAs and/or the Town of Carolina Beach and Kure Beach.

Rates are always subject to change without notice.  Simply proceed with making the reservation to ensure that you have locked in a rate that you are quoted.

No.  Any property with a propane grill will have a tank.  However, guests are responsible for refilling propane tanks if they choose to use the grill.

No.  For safety reasons, All fireplaces are inoperable at all properties, year-round.

Most private pools are open year-round, and all hot tubs are open year-round.  Not all private pools are heated.  Please see the property page for details.

  • All pools with heating capability will be turned on mid-March through mid-May & Labor Day through October.  When applicable, pool heating is free to guests!

Community pools are dictated by HOAs and CBR does not determine openings or closures.  Typically, all outdoor pools are open (roughly) from Memorial Day to Labor Day.
