Reservations
and Deposits Back to the top...
All beach houses and condos are rented from Saturday to Saturday, mid May thru mid
September (peak season). Partial week rentals are also available during off-peak times of the year. There
is a two day minimum requirement per reservation.
Reservations can be made during regular office hours which are Monday-Saturday 9AM to 5PM. After making
a reservation you will receive an advance rental request/lease agreement via mail or fax. Please check all
information for accuracy, READ the agreement, sign and return it along with a deposit of 50% of the total
rental contract. Deposit can be paid by credit card over the telephone or by personal check or money order
through the mail. This must be done within 10 days of making your reservation.
Unconfirmed reservations will be automatically cancelled after the 10th day.
The balance of the rental payment must be received in our office 30 days prior to the check-in date. Personal
checks are acceptable if received 30 days prior to arrival.
Reservations made 30 days prior to check-in date or less will require full payment by credit card or next
day certified funds.
Terms

We accept cash, traveler's checks, personal
checks, MasterCard and Visa. There is a $25.00 fee for returned
checks. All prices are subject to a 6.75% NC (North Carolina)
Sales Tax. A 6% New Hanover County Room Occupancy Tax is assessed
on each reservation as well.
Peace
of Mind Plan/Security Deposit Back to the top...
You have the option of purchasing the Peace of Mind Protection Plan (POM Plan) for
the amount of $35.00 or $55.00 if your stay is over 30 days. Purchasing the POM Plan covers theft or damage
to the unit as a result of your inadvertent acts or omissions. For a full description of the plan, please
refer to the Description of Coverage detailing the terms, conditions and responsibilities of the Tenant
and Carolina Beach Realty or click here. If you do not receive
a Description of Coverage upon purchase of the plan, contact Carolina Beach Realty for a copy. Purchasing
the POM Plan in lieu of a Security Deposit does not negate your responsibilities as a Tenant. Payment for
the POM Plan will not be accepted after the guest occupies the unit. You must notify the Management Company
of any damage or theft to the unit during your occupancy, or this plan is void. The units are carefully
inspected after each rental. Carolina Beach Realty receives compensation for selling POM Plan.
If you decide not to participate in the Peace of Mind Protection Plan, a security deposit will be required
and is fully refundable in the event no damage occurs. A representative from Carolina Beach Realty inspects
each property upon check out.
Equipment
& Services Back to the top...
All properties are individually owned and furnished according to each owner's preference.
All are equipped with electric ranges, refrigerators, furniture, cooking utensils, dishes, flatware, glassware,
color cable TV, air conditioning, pillows and bedspreads and MOST are equipped with a telephone which is
available for local calls only. Linens, paper products and blankets are not provided.
Carolina Beach Realty makes every effort to keep all appliances in good working order but sometimes failures
are inevitable. No appliances are guaranteed. There are no refunds for equipment failures but we
will make every effort to repair any and all failures as quickly as possible.
Off
Season Extended Stays Back to the top...
During late fall, winter and early spring many of our rental properties are available
for periods of 30 days and more. During that period of time here on Pleasure Island the weather is pleasant
and there are many activities to be enjoyed. You can go crabbing, fishing, golfing, take long walks on the
beach, or enjoy the many fine restaurants and activities that Pleasure Island and near by Wilmington have
to offer. Rates and details are available upon request.
Occupancy

We maintain a family atmosphere to assure maximum enjoyment for all of our guests.
We rent only to family groups, married couples and responsible adults over the age of 25.
The occupancy of each rental unit is designated on the rental lease agreement as Max Occupancy. Only children
who sleep in cribs are not counted in total occupancy.
Any use of the premises for purposes other than family vacation must be addressed at the time of reservation.
Large groups must be pre-approved by the Agent/Landlord. Additional damage/cleaning deposit as well as additional
rent will be required.
Cancellations

If you must cancel a reservation, phone our office as soon as possible. Upon receipt
of advanced rent deposit, funds are distributed to owners on a monthly basis. If a reservation is cancelled,
regardless of the reason, any advance rent payment WILL NOT BE REFUNDED unless the property is re-rented
for the same period and deposit has been received from the new tenant. If re-rented, then the advance rent
less $100.00 will be refunded.
Pets

Pleasure Island does not allow pets on the beaches during peak rental seasons, Memorial
Day to Labor Day. Carolina Beach Realty does have pet friendly units available. There will be a $75.00
fee added to the reservation. This fee is non refundable.
If a pet is found in or on any premises that do not allow pets, there will be a non-refundable extermination
fee of $75.00 plus tax as well as mandatory removal of the pet. In addition, guests/renters will be asked
to vacate the premises for breach of rental/lease contract.
Check-In

Keys and check in package are picked up at Carolina Beach Realty located at 1009 B3
North Lake Park Blvd. To permit us time to clean and inspect the rental units we must adhere to a 2:00PM
- 5:00PM check-in time on the day your rental begins. You must let us know, in advance, if you plan to check
in after 5PM so that we may make arrangements for your late arrival. There is a $10.00 late check-in fee.
Late check-ins are at Citgo located a 2 North Lake Park Blvd.
Check-Out

Check out time is 10AM (STRICTLY ENFORCED). There will be a $20.00 charge per hour
after 10AM. Upon departure, guest are required to remove all food items from the premises, put dirty dishes
in dishwasher and run the cycle, place all trash in the outside receptacle, turn air conditioner to 80 degrees
in summer/heat to 55 degrees in winter. Remove all personal items and return all keys to Carolina Beach
Realty.
Keys

Non-returned or missing keys will incur a $50.00 fee per key and/or a $50.00 fee per
entry/pass card. The fee for non returned parking passes is $100.00 per pass. All keys, parking passes and
or entry cards must be returned to Carolina Beach Realty's office NO EXCEPTIONS or they will be deemed missing.
In the event of renter lock-outs there will be a $30.00 charge for the delivery of an entry key.
Telephones

Many rental units, but not all, are equipped with telephones. They are in place
for the convenience of our renters and are to be used for local calls only. All long distance calls must
be billed to your credit card or calling card. Any phone charges that must be collected from a renter will
be subject to a $30.00 administration fee plus the cost of the calls. The property telephone number, if
available, is listed on the rental lease agreement.
Damages

We ask that our guest report any breakage or damages upon occurrence and settle the
matter before departure. All rental units are carefully checked for damages after guest departure.
Lost
& Found Back to the top...
Carolina Beach Realty will not be responsible for any personal items left in or around
units. There will be a $25.00 service charge plus shipping and handling if you request items to be forwarded
to you. Items not claimed within 90 days will be discarded.
Grilling
Back to the top...
Local fire ordinances prohibit the use of outdoor grills on decks, porches, balconies,
etc.; of condominiums and beach houses.
Jacuzzis
and Hot Tubs Back to the top...
Absolutely no glass is allowed in or around Jacuzzis and hot tubs. Also, no children
under the age of 5 are allowed in Jacuzzis and hot tubs.
Trip
Interruption Insurance-Hurricane Policy Back to the
top...
In the event of a mandatory ordered evacuation of Pleasure Island by Emergency Management
Authorities all guests must evacuate immediately. Carolina Beach Realty will advise all guests along with
emergency personnel. You must be sure to drop off keys at our rental office. Carolina Beach Realty inspects
each property before any guest may re-enter the unit after a hurricane. Guests may not return following
a hurricane until each unit is inspected.
Carolina Beach Realty does not reimburse for natural disasters. However, TRIP INTERUPTION INSURANCE is available
as a viable alternative, as it offers additional coverage such as, death in the family, medical emergencies
as well as a mandatory Hurricane evacuation. It does not insure against house or condo damage causing uninhabitable
conditions on future rentals. For a full description of coverage please click

PLEASE NOTE: According to Section 42A-36 of the North Carolina Vacation Rental Act, the tenant or
guest is not entitled to a refund if prior to taking possession of the property the tenant refuses insurance
offered by the rental agent or if the tenant does in fact purchase the insurance from the rental agent.
Property
for Sale Back to the top...
In the event that the property that you rent is on the market for sale, we may need
to show the property during your visit. We will make every effort to schedule the showing at a convenient
time and not interrupt your vacation. Should a unit go off the market with future rentals, all guests will
be notified accordingly. Carolina Beach Realty will do our best to find a comparable property.
Disclosures

A. All monies received by Carolina Beach Realty are deposited in a trust
account with Bank of America, 155 N. Front Street Wilmington, NC 28401; a federally insured institution
and any interest earned shall be paid to agent.
B. Article 4 of the North Carolina Vacation Rental Act authorizes the rental agent, by law, to evict
a tenant under certain circumstances. Please refer to a copy of the lease, which will be provided and is
hereby incorporated by reference.
C. Carolina Beach Realty receives compensation for services such as linen rental, trip insurance
and other administrative fees.
D. Carolina Beach Realty reserves the right to substitute comparable accommodations without notice
or liability.
E. Carolina Beach Realty will not be responsible for any accidents occurring on or because of rental
property.
F. Every effort has been made to insure the accuracy of all information provided. Carolina Beach
Realty will not be responsible for errors in information and reserves the right to make any necessary changes.
G. All rates, descriptions, and availability are subject to change without notice.
H. All rentals are privately owned and decorated by their owners. There are no refunds because of
tenant dissatisfaction with unit's décor, any equipment malfunction nor for errors on our brochure.
